Paving New Paths to Homeownership: Reflections on the DeKalb Sanitation & Beautification Affordable Living Expo

We recently collaborated with DeKalb Land Bank and DeKalb Sanitation & Beautification on a new workforce housing initiative that holds tools for every forward-thinking organization.

For far too many employees, the notion of buying a home still feels just out of reach, especially for those working the essential jobs that keep our cities moving and thriving. This pilot program, a first-in-its-class employee benefit, was designed not only to educate but to connect people with the trusted Realtors, lenders, and housing counselors who have a proven track record of turning interest into action. It’s the very definition of meeting people where they are.

The turnout was telling: over 100 registrations and 85% of those who registered showed up, ready to learn how to make homeownership a reality. It wasn’t just about information; it was about connection and genuine possibility. People left with knowledge, loan applications in motion, and pre-approvals in hand! 

Those are lives already in transition. Every dream starts with the possibility. There was high energy, stories of previous defeat, and tears of joy for the newfound knowledge that they had the credit and income to become a homeowner.  They just needed the right opportunity and partners. Partners who also know and understand the dynamic down payment assistance programs available to them if they qualify. 

Our lending partners moved into action the moment doors opened. With Movement Mortgage and Silverton Mortgage working side by side, attendees didn’t just leave with pamphlets or promises; they had real conversations, completed loan applications, and even saw some leave with pre-approvals in hand. For those who were not quite ready, together with the D&E Group housing counselors on site, those visiting the Expo found a team ready to meet them wherever they were in their homebuying journey.

Some folks discovered they were closer to homeownership than they ever imagined, while others began important conversations about the steps ahead. Whether the next move was filling out an application, getting expert guidance from a counselor, or building a plan for long-term readiness, each attendee left with a personalized roadmap.

 

From One Event to Ongoing Impact

Yes, we overexceeded our goal on turnout, but the real story is about momentum. This event proved two things: First, there is overwhelming unmet demand for practical, tailored homebuyer education and support within the workforce. And second, success hinges on active, ongoing engagement. Whether it’s reaching out to non-responsive pre-approved buyers or supporting those working hard to get mortgage-ready, we know that closing the gap for working families means nurturing every individual opportunity.

To that end, we’re tracking every loan, every counseling journey, using technology and personal touch to nudge each path forward. And just as importantly, we’re not stopping at education. Sovereign Development Partners is already developing the housing units needed to meet this new wave of demand head-on, creating homes now for buyers later.
